The Colony
This is second and third roof country, and that changes the job
The Colony was built out largely from the late seventies through the nineties, which makes it a generation older than Little Elm and Frisco either side of it. Most of these houses are not having a roof replaced for the first time. They are having it replaced again, and what is underneath has already been covered and uncovered at least once.
That matters because everything above the decking can be judged from a ladder and the decking cannot. A roof that has been through two previous crews carries their decisions: how many nails went into each shingle, whether a valley was flashed with metal or with roofing cement, whether a layer was ever left on rather than torn off. None of it is visible until the last course comes up.
Same Standard Everywhere
The free inspection is the same in The Colony as it is anywhere else we work.
A previous repair is the most common thing we find
The failures on an older roof cluster around what somebody did to it before. A valley sealed with cement instead of flashed with metal will hold for a few seasons and then crack along the line of the seal. A pipe boot replaced by sliding a new collar over the old one leaves two seams where there should be one.
Those are cheap to put right during a tear-off and expensive to discover through a ceiling. They are also the reason a written scope on a house this age should include a per-sheet decking rate rather than a lump sum, because nobody can price rotten plywood they have not seen yet.
Mature trees change the roof and hide the damage
Thirty years of growth means real canopy here, and canopy is genuinely good for a roof: shade slows the heat cycling that ages asphalt faster than sunlight alone does. It also drops limbs, fills valleys with leaf litter that dams water behind it, and breaks up the view from the ground so hail bruising is harder to spot.
After a storm on a street like this, the soft metal is the better indicator than the shingles. Dented gutters, vents, garage doors and window screens tell you hail was large enough to matter even when the roof looks untouched from the drive.
A storm here rarely stops at the roof
Older lots come with more attached to them: a fence that has been up for two decades, gutters that have been re-hung once, a garage door on the weather side. All of it is on the same policy as the roof, and all of it is part of the same event.
It is easier to get those items into a scope while the claim is open than to reopen it later, which is why they are worth photographing on the same day as the roof rather than a fortnight afterwards.

Roofing contractor in The Colony, answered
How can you quote a roof without knowing what is under it?
We cannot, entirely, and that is why decking is quoted at a per-sheet rate rather than folded into the total. Everything else can be measured properly from the roof.
The last roofer left a layer on. Is that a problem?
It is common on houses this age and it is worth knowing about. A layover hides the decking from everybody who comes after, and the weight and the trapped heat both work against the roof above it.
My roof looks fine but the trees have been dropping limbs. Should I look?
Yes. Limb strikes bruise and split in ways that read as nothing from the ground, and valleys packed with leaf litter push water sideways under the course above.
Do you handle the fence and gutters as well?
Yes, when they are part of the same storm. Splitting one claim across three contractors is how a timeline slips.
