Replacement

What this involves.

A replacement starts with somebody deciding you need one, and that decision is worth more scrutiny than the shingle you end up with. Hail that bruised the mat without breaking the surface can shorten a roof by years and still not show from the driveway. Hail that dented every soft-metal vent on the house may have done nothing at all to the field. We look at both before anybody says the word replacement.

When it is a replacement, it is a tear-off. The old material comes off down to the deck, anything soft gets cut out and replaced, and the new system goes on over fresh underlayment. Asphalt shingle is what we specialize in, and on a typical Little Elm two-story the whole thing is off and back on in a day: one day, no mess.

How It Works

01

The inspection

We get on the roof and photograph what is up there. If it will not carry a claim, that is where this stops, and it has still cost you nothing.

02

The claim

If it is worth filing, you call your carrier, because it is your policy and they will only talk to you. We put the photographs, the measurements and the scope into the form an adjuster expects.

03

The adjuster

When the adjuster walks the roof we are there to answer the scope questions and hand over the estimate, so the damage gets counted once instead of argued about after the check arrives.

04

The work

Roof first, then whatever else the claim covers: the gutters, the fence, the garage door, the ceiling the water came through and the paint over it.

Before You Call

Replacement, answered.

How long does a replacement take?

A typical single-family roof in this area is a one-day job, on and off. Steeper pitches, second layers, and decking that turns out to be soft in more places than the inspection found are what push it into a second day.

Do I need to be home?

No. You do need somewhere else to park, and it is loud enough that people with young children or people working from home usually arrange to be out.

What happens if you find rotten decking underneath?

It gets replaced, and it is priced per sheet, which is why the number of sheets is the one line on a roofing invoice that cannot be quoted before the old roof comes off. On an insurance job, decking replacement is usually a supplement your carrier pays on top of the original scope.

Can I pick the color?

Yes. Bring the sample board up against the brick before you decide, because a shingle that looks right in a catalogue can fight with the mortar color on the house.

What do you do about the nails in my lawn?

A tear-off drops thousands of old nails, and they end up in the drive, the lawn and the beds. Clearing them is part of the job rather than a favor, and it is worth asking any roofer you get a quote from what their answer to this question is.
